The Industry Has Changed

For nearly 20 years, I’ve worked alongside pipeline operators across the country, clearing thousands of miles of ROW and leading the industry while doing so. Over that time, I’ve noticed something. The expectations placed on ROW programs have changed dramatically, but in many cases, the approach to managing them hasn’t.

Today, operators are being asked to do more than simply control vegetation. They must balance safety, regulatory compliance, environmental stewardship, landowner relationships, documentation, damage prevention, and budget performance—all while protecting critical infrastructure and delivering long-term value to their organizations.

At Lanracorp, we’ve always believed our responsibility goes beyond completing a scope of work. We want to understand the bigger picture, help solve larger challenges, and create measurable value for our customers – leading the industry as we always have.

That’s why we developed Smart-ROW. Smart-ROW is a strategic approach to ROW management that combines assessments, field execution, GIS, intelligence, documentation, integrated vegetation management (IVM), habitat management, and long-term program development into a single framework. It helps operators move from reactive maintenance and annual budgeting decisions to a more proactive, data-driven strategy focused on safety, reliability, compliance, and cost control.

Our goal is simple: help operators spend less time managing vegetation issues and more time managing the overall integrity, and reliability of their asset. We are white glove.

The industry is evolving. Procurement is evolving. Expectations are evolving. We believe ROW programs must evolve as well.
Lanracorp remains committed to investing in the people, technology, equipment, and processes necessary to help our customers stay ahead of those changes.

We appreciate the trust you’ve placed in our team and look forward to partnering with you to build safer, smarter, and more effective ROW programs for years to come.

Our Smart-ROW program is the future.

7 Key Benefits of Smart-ROW
Mowing reduction

Mowing Reduction

Reduces woody growth and thus, frequency of mowing cycles needed.

Safety improvements

Safety Improvements

Reduces worker line of fire risk due to decreased hand work.

Erosion control

Erosion Control

Native grass establishments provide excellent stability and help control erosion.

Environmental stewardship

Environmental Stewardship

Supports ESG, sustainability, and conservation initiatives through improved biodiversity, native vegetation, pollinator habitat, and participation in programs such as Monarch CCAA and bat habitat management.

Public image

Public Image

A clear ROW and strong ESG efforts improve public image and perception with fewer visits by tree clearing crews.

PHMSA/DOT and patrols

PHMSA/DOT & Patrols

Improved visibility for patrols, visibility of pipeline markers, and a clear ROW - win/win for audits and inspections.

GIS and data transparency

GIS & Data Transparency

All data is recorded and available to your team for audits, inspections, or to update your files.

SMART-ROW IS A STRATEGIC

VEGETATION MANAGEMENT PROGRAM DESIGNED TO:

DELIVER MODELED LIFECYCLE SAVINGS OF UP TO ~20% WHEN PROPERLY IMPLEMENTED

IMPROVE VISIBILITY FOR AERIAL PATROLS AND GROUND INSPECTIONS

IMPROVE SAFETY POLICIES AND REDUCE RISK EXPOSURE FOR WORKERS

SUPPORTS ESG AND SUSTAINABILITY INITIATIVES

CONTROL REGROWTH — NOT JUST REACT TO IT. STOP IT IN ITS TRACKS AND REDUCE MOWING FREQUENCY.

GIS MAPPING TO ASSESS, DOCUMENT, AND MONITOR YOUR ENTIRE RIGHT-OF-WAY PROGRAM

IDENTIFYING STEEP SLOPES AND CHALLENGING TERRAIN — AND DEPLOYING THE RIGHT EQUIPMENT TO TACKLE THEM SAFELY

PIPELINE OPERATORS ADOPTING SMARTROW AREN’T JUST MAINTAINING ROW, THEY’RE ALSO SETTING THE NEXT STANDARD FOR THE INDUSTRY.

Note: Savings are based on modeled program performance and may vary depending on terrain, vegetation type, and execution.

Smart-ROW is built around Five Core Services
1. IVM
IVM crew at work
Develop long-term vegetation strategies that improve corridor performance, reduce lifecycle costs, and create a safer, more sustainable Right-of-Way.
2. Specialized Equipment/Safety
Specialized equipment and safety
Safety is built into every phase of the project to reduce long term risk and create safer working conditions. This includes using inclinometers, specialty slope, and even wetland equipment.
3. Habitat & Enviromental
Habitat and environmental stewardship
Integrate habitat management and environmental stewardship into every program to improve corridor health, support compliance, and create more sustainable Right-of-Ways.
4. Data
Field data collection
Transform field data into actionable insights that improve planning, increase visibility, and support smarter Right-of-Way management.
5. White Glove / Consulting
White glove consulting
Act as an extension of your team by providing strategic guidance, proactive communication, and white-glove program management every step of the way.

COMMON CHALLENGES IN TRADITIONAL ROW PROGRAMS

RAPID REGROWTH

Mechanical clearing leaves active root systems that quickly regenerate woody vegetation.

LABOR INTENSIVE WORK

Increased labor requirements raise safety exposure and operational costs.

LIMITED DOCUMENTATION

Without consistent assessments, it’s difficult to track vegetation pressure or optimize budgets.

CHALLENGING TERRAIN

Slopes and mountainous terrain require specialized equipment and present increased safety risks.

Fluctuating Budgets

Our program strategically plans the cycle and allows for flat lined budgeting while ensuring key areas are tackled each year

The same GIS insight and strategic planning that make SmartROW efficient can also turn your right-of-way into something more valuable. With roughly 12 million acres of pipeline ROW across the U.S., there’s a real opportunity to convert managed corridors into beneficial habitat for pollinators and wildlife—supporting your ESG goals while reducing long-term vegetation costs. See how Integrated Habitat Management fits into the picture.
